Maintaining Tile Roofs
Spanish tile is an incredibly durable, but expensive material to use for installing roofs. There are two types of tile roofs; concrete and clay. Concrete tile roofs last approximately 50 years and clay tile roofs last 100 years. Compare that to a standard shingle roof that lasts no more than 30 years. Concrete tiles are less expensinve than clay.
Tile is used mostly in the Southeast portion of the country where there are long periods of hot sun followed by heavy rain. The rain runs off easily because of the valleys between the tiles. They are also great for coastal homes where salt air can easily erode manmade materials.
Tile roofs are an optimal material from an environmental perspective since they are made from a natural material and they remit (instead of absorb) heat, keeping the home cooler.
They are impervious to rot including insects and water damage, but they are much heavier than manmade material and therefore requires an engineer inspection to make sure the structure is strong enough to support a tile roof.
Repairs and installations of tile roofs should only be made by a professional roofer with Spanish tile experience. Repairs are time consuming and difficult to install correctly.
